Omni Hotels & Resorts Taps Lionberger Construction as General Contractor for Warm Spring Pools Restoration

 
Hot Springs, VA (July 26, 2021) – Omni Hotels & Resorts has selected Roanoke-based Lionberger Construction as the general contractor for the restoration of the historic Warm Springs Pools. Slated for a late-2022 completion date, the project encompasses the men’s and ladies bathhouses, as well as the reception house.

“Sam (Lionberger) and his team have been longtime supporters of The Homestead and they understand and share our passion for preserving historic buildings,” said Clint Gulick, senior development project manager for TRT Holdings, Inc., owner of Omni Hotels & Resorts. “We’re thrilled to partner with their talented team and begin the rehabilitation of these landmark structures.”

“We are incredibly honored to be entrusted with the restoration of the Warm Springs Pools and we recognize their importance, especially to the local community,” said Sam Lionberger, III, CEO of Lionberger Construction Company. “Our family has been working with The Homestead for more than 40 years – going back to when it was owned by the Ingalls family. From the Grand Ballroom to tower guest rooms to the Allegheny Springs water park, we’ve touched almost every part.”

According to Lionberger, his team is currently in the drawing-review stage with 3North, the architectural firm that developed the plans. Within the next 30-60 days, Lionberger’s team will erect scaffolding and take steps to shore up the buildings. “We want to preserve as much of the existing building fabric that we can,” Lionberger added. Their goal is to begin work in late September and complete the project in approximately 12 months.

In 2015, the resort created the Bath Houses Advisory Board which included renowned historic preservationists from around the state. Their guidance and expertise led to the completion of the Historic Structures Report which was integral to the architectural plans developed by 3North. The standards for restoration, as defined by the US Department of the Interior, are to accurately depict the form, features, and character of a property as it appeared at a particular period of time. The restoration plans for the Pools identify 1925 as the period of significance meaning that the structures will be restored to how they were almost 100 years ago, but with limited upgrading of mechanical, electrical, and other code-required work.
